The new residential quarter Baltupis is being built in the Baltupiai district, on Didlaukio gatvė. This area combines the advantages of living in a rapidly developing part of Vilnius with the convenience of being removed from the city center. Baltupiai is becoming increasingly popular with families with young children and young professionals, offering the perfect blend of tranquility while staying in a cozy and quiet neighborhood with all city amenities within walking distance. The first phase of the project is expected to be completed in the fourth quarter of 2025.

Layouts and Amenities

The Baltupis project offers a variety of apartment layouts. The first phase on Didlaukio gatvė will include 155 apartments of different types, including 16 penthouses. Apartment sizes range from 27 to 89 m², offering options from one-bedroom to five-bedroom units. 

The project also includes duplex apartments, lofts with high ceilings, city cottages with private courtyards, and spacious apartments with terraces.

A 60 m² communal space for meetings and events is planned, a new concept for residential areas in Vilnius, but a long-standing practice in European residential neighborhoods. This solution aims to strengthen community bonds and foster active engagement among residents of this new district.

In addition, the first floors of the Baltupis buildings will house 12 commercial units, offering convenient access to essential services and contributing to the development of the neighborhood as a functional, self-sufficient area. 

The buildings will feature a surveillance system, ensuring safety in areas such as entrances and parking lots. 

Furthermore, 10 parking spaces equipped with 11 kW electric vehicle charging stations will be provided.

Infrastructure

The Baltupis project is focused on creating an integrated and comfortable public space. One of the key aspects of the project is extensive landscaping and carefully designed public areas. Green spaces will provide pleasant areas for relaxation, while small architectural elements such as benches, decorative features, and paths will be integrated into the landscaped zones.

Energy Efficiency

The Baltupis quarter will meet the highest energy efficiency class A++ and the building’s acoustic class C. The roof will be flat and insulated according to current building standards, covered with roll bitumen, and equipped with rainwater collection systems. The walls will be made of three-layer concrete non-porous composite blocks, ensuring excellent thermal insulation and acoustic properties.

A remote reading system for heat and hot water meters is planned.

Pricing

Prices start from €3,105/m² to €4,441/m². 

Commercial spaces start from €2,800/m².

Parking spaces: regular – €12,000-13,000, with electric vehicle charging – €15,000.

The Baltupis project is being developed under the leadership of Realco, a developer that has been active in the market since 2006 and has established itself as one of the leading real estate developers in Lithuania. The company places a strong emphasis on harmonizing its projects with the surrounding environment and infrastructure. Architectural solutions for the project were developed by architectural firms Unitectus, SP architektų grupė, and Trys AM, known for their innovative approaches and high-quality designs.
