This is precisely why River Properties is launching the development of a luxurious apartment building, featuring a cozy inner courtyard, underground parking, and even a spa and fitness center.

Territory
NOBLE Residence is situated in the very heart of Jūrmala, on Dzintaru prospekts – one of the city’s most prominent and green streets. This location offers a rare balance of privacy and convenience, just a short walk from the sea, pine forest, and Jūrmala’s cultural landmarks, including the Dzintari Concert Hall and the pedestrian street Jomas with its restaurants and shops.

The U-shaped building forms a sheltered inner courtyard with landscaping, wooden pathways, relaxation areas, a firepit, and a children’s playground. Importantly, the natural topography of the site is taken into account: the pine trees and existing elevation changes will be preserved, ensuring additional privacy and a sense of seclusion.

Architecture
The project was designed by the architectural studio OAD, drawing inspiration from the dune landscape, pine forests, and the architectural heritage of historic Jūrmala. The first two floors are clad in Grigio Palladio natural stone in three different surface finishes, while the third floor is finished with burnt thermowood and visually lightened by recessed terraces and deep overhangs. Patinated copper is used for façade accents, emphasizing its tactile quality and durability.


The architectural rhythm of the façades, large vertical windows, and refined composition allow the building to blend harmoniously into the surrounding landscape and Jūrmala’s built environment, while maintaining a distinct identity.

Layouts & Amenities
The complex comprises 19 apartments: eight on the ground floor with direct access to private gardens, eight on the second floor with spacious balconies, and three penthouses on the third floor with access to private rooftop terraces. The layouts are designed for privacy and maximum separation from neighbors, featuring panoramic windows and ceiling heights 3.5 meters.


The basement level includes secure parking for 35 vehicles, 19 individual storage rooms, and a private spa complex with a swimming pool, hammam, sauna, and fitness area.
The grounds feature video surveillance, an access control system, green buffer zones, and perimeter lighting.
Energy Efficiency
The project meets Class A energy efficiency standards and was developed using BIM modeling, enabling efficient management of the building and all engineering systems. The building is oriented to maximize sunlight and is equipped with triple-glazed low-emissivity windows, ventilation with heat recovery, and architectural overhangs to prevent overheating in summer.


Mechanical ventilation and high-performance insulation of the external structures ensure a stable indoor climate and reduced operating costs.
Infrastructure
The project is located in an area with well-developed infrastructure. Within walking distance are the beach, Dzintari Park with its playground, zipline, and roller-skating paths, cultural institutions, shops, restaurants, and the full range of resort amenities. Excellent road and public transport connections make it easy to live and work here without losing touch with the capital.


The site itself is landscaped with clinker paving and native plants. The common areas — the lobby, gallery, and spa — are designed to be fully integrated into the natural environment, with ample natural light and a visual connection to the inner courtyard.
Project Team
The development is led by River Properties, a real estate developer specialising in the reconstruction and renovation of pre-war and wooden buildings in Riga. With over five years of experience in project development—from investment analysis and concept creation to final execution—River Properties brings deep expertise in real estate sales, appraisal, development, and improvement.
The architectural concept for Noble Residence was developed by OAD Studio, under the leadership of architect Zane Tetere‑Šulce. Construction began in July 2025 and is scheduled for completion in early 2027. The project is grounded in principles of respect for context, architectural longevity, and human-centred design.
