New residential projects, office developments, affordable rental housing, urban improvements, and changes in the real estate market made for a busy week across the Baltics. In Riga, sales began for several new housing projects, new rules for apartment developments came into force, the Riga–Ķekava cycle route was completed, and public spaces were upgraded. In Estonia, the government is discussing new regulations for Airbnb, hotels are facing new challenges, and construction has begun on a modern townhouse community near Tallinn. NEW RULES FOR PARKING IN NEW RESIDENTIAL DEVELOPMENTS

Latvia has amended its Apartment Ownership Law. Parking spaces, storage units, and roof terraces can now be officially assigned to individual apartments. The law also introduces common rules for using courtyards, access roads, children’s playgrounds, and sports areas. The new regulations will simplify the management of modern residential complexes.

ESTONIA PLANS TO TIGHTEN AIRBNB RULES

The government plans to introduce clearer rules for short-term rentals through Airbnb and Booking. The aim is to ensure fairer competition between apartment hosts and hotels. At the moment, the sector is only lightly regulated.

TWO NEW APARTMENT BUILDINGS COMING TO ĀGENSKALNS

A new residential project with 34 rental apartments will be developed on Lapu iela in Āgenskalns. The development will consist of two three-storey buildings with an underground car park and storage units. Construction is expected to be completed in autumn 2026. The project has secured €3.4 million in financing from Signet Bank.

RIGA–STOCKHOLM FERRY SERVICE COULD RETURN

Latvia and Tallink are continuing talks on restoring regular ferry services between Riga and Stockholm. The discussions include both passenger and freight transport. The government believes the route would boost tourism, business, and cooperation between the Baltic and Nordic countries.

AN ARCHITECTURAL MASTERPIECE IN JŪRMALA GOES ON SALE

The iconic Villa Guna on Bulduru Avenue has been put up for sale. Designed by renowned German architect Meinhard von Gerkan, the residence won the prestigious Chicago Athenaeum International Architecture Award soon after its completion. The architect himself described it as one of the most important projects of his career.

PADEL IS TAKING OVER FORMER WAREHOUSES

“Around 18,000 m² of industrial space in Riga has been converted into padel centres over the past three years. Today, almost every industrial park has at least one padel club. Warehouses are ideal for this sport thanks to their large floor areas and high ceilings,” says Anna Saveļjeva, Colliers Baltics expert.

A NEW WAVE OF OFFICE DEVELOPMENT IN RIGA

New Class A office buildings will be completed in Riga between 2026 and 2028, including Preses nama kvartāls, Verde C, the Miera Street Business Centre, and Barona kvartāls. Most modern office space is already occupied, keeping demand high. Companies are moving from Class B offices to newer buildings. More and more office projects in Riga are being developed by Lithuanian developers.

YIT LAUNCHES SALES OF A NEW BUILDING IN ĀGENSKALNS

YIT has started apartment sales in the fourth building of the Mārpagalmi residential quarter. The six-storey building will offer 123 apartments, with prices starting from €92,700. Construction is scheduled for completion in 2027. The first two buildings of the project have already sold out.

RIGA HAS RENOVATED ANOTHER PARK

The park at the corner of Aristida Briāna and Palīdzības streets now features picnic tables, a table tennis table, chess tables, new benches, and bicycle racks. The pathways have also been resurfaced and the lawns restored. The park is now more comfortable for both local residents and visitors.
