The project by Hepsor, developed in cooperation with the Estonian developer Perton Ehitus, stands out not only for its height — 13 floors — but also for its concept: to create high-quality, well-planned and visually distinctive housing in the very heart of Purvciems.
The new residential complex at Dzelzavas iela 74C offers stunning views of the city, sunrises and sunsets, as well as comfort, thoughtful design and carefully considered details.
Address: Dzelzavas iela 74C

TERRITORY
The territory of the 360° Dzelzavas Residences residential complex includes landscaped green areas, a children’s playground, a sports area, and an open rooftop terrace that will be accessible to all residents of the project. The grounds will be equipped with a video surveillance system, and access to the building will be organized via an intercom and key card system.

The site will offer 76 parking spaces, both open-air and covered, with some spaces prepared for the installation of electric vehicle charging stations. On the ground floor, there will be a dedicated storage area for bicycles and strollers, as well as 54 individual storage rooms.
Layouts and Amenities
The project includes 103 apartments of various sizes, ranging from compact studios to spacious family homes. All layouts have been designed with functionality in mind, offering comfortable living areas, dedicated storage spaces, and access to balconies or loggias.

The project also features storage rooms on the ground floor, along with designated areas for bicycles and strollers. Some of the parking spaces are prepared for the installation of electric vehicle charging stations. The building’s internal engineering systems meet modern standards and include individual meters, energy-efficient windows, and a ventilation system with the option to connect air conditioning.

Particular attention has been given to the 13th VIP floor, which features spacious apartments with large terraces of up to 41 m² and panoramic 360° views over Riga. This floor offers homes with enhanced comfort and a new standard of quality in one of the city’s most sought-after districts.
In total, the project includes 103 apartments ranging from 38 to 125 m². At the early stage of construction, buyers will be able to choose from four interior finish options designed by Elīna Jukuma. All apartments will be equipped with underfloor heating systems with individual temperature control in each room.
Ceiling heights in living rooms and bedrooms will range from 2.62 to 2.80 m (from the 2nd to the 12th floor) and 2.89 m on the 13th floor.

Energy Efficiency
The building has been designed to meet high energy-saving standards and complies with the A+ energy efficiency class. Modern thermal insulation materials are used in the construction, and the windows feature enhanced thermal and sound insulation.
Each apartment will be equipped with individual meters for heating, water, and electricity. There is also the option to install air conditioning systems. Mechanical ventilation with a heat recovery function will provide fresh air without the need to open windows. The project is aimed at reducing operating costs and ensuring a stable indoor climate throughout the year.
Infrastructure
The residential complex is located at Dzelzavas iela 74Cin the central part of Purvciems, one of Riga’s most populated districts. Grocery stores, pharmacies, schools, kindergartens, medical facilities, and public transport stops are all within walking distance.
Thanks to its convenient location, residents will be able to quickly reach both the city center and other districts of Riga. The neighborhood is characterized by its well-developed infrastructure, abundance of green spaces and parks, and a wide network of essential services.
Purvciems remains a highly desirable place to live due to its combination of accessibility, strong social infrastructure, and sustainable urban development.
Construction of the project is scheduled to be completed by the end of 2026.
