Rīgas Vārti is located in a picturesque place next to a perennial birch grove and meadows.

Layouts and Amenities

The five-storey building has a total of 93 quality apartments with ergonomic layouts. The building sells bright apartments of different sizes: from one to four rooms and from 38 m² to 118 m².

The apartments have full interior finishing: the walls are painted, the floors are covered with oak parquet or laminate, and the floors in the bathrooms are electrically heated.

The apartments have fireproof metal exterior doors. Each apartment has a loggia and autonomous ventilation. Balconies from the second to the fifth floor have moisture-resistant wooden flooring.

The first floor of the new building has garages with automatic gates, and the spacious stairwells have convenient elevators.

Infrastructure

The green area around the building includes paved paths, street furniture and lighting, children’s playground. 

The apartment project Rīgas Vārti is built into the developed infrastructure of Salaspils, where everything necessary for a full everyday life and recreation is available.

There is a sports center with a stadium, a swimming pool, kindergartens and schools, a library and a house of culture in the vicinity. There is a veterinary clinic and a shopping center with building materials within walking distance from Rīgas Vārti. In a few minutes you can reach the center of Salaspils, where there are cafes and stores, and the center of Riga is located 20 km away — residents can use a car or public transport to get around.

Energy Efficiency

The new Rīgas Vārti project is built on the basis of an existing concrete frame: the unfinished structure has stood for ten years, due to which the foundation has taken a stable position, excluding any shrinkage. A technical examination confirmed the strength of all structures at the end of 2019. 

The building has an energy efficiency class B1: its average annual energy consumption is 43.99 kWh/m².

Monolithic reinforced concrete panels are used for the interfloor slabs, which are covered with a layer of dry concrete and wool to provide additional sound insulation.

Heat in the apartments of Rīgas Vārti is provided by an efficient gas heating system, the operation of which is complemented by triple-glazed plastic windows. Air exchange is provided by fans in the bathrooms and kitchen hoods, as well as by breezers (air supply systems) built into the exterior walls.

Prices 

Apartment prices range from €89,000 for a one-bedroom apartment to €163,000 for a four-bedroom—and average €2,300 per square meter.

Project team

The developer of the project is the Scandinavian company SIA Interbau, which has been operating in Latvia since 2012. 

SALASPILS INDUSTRIĀLAIS PARKS was responsible for the construction of the building.
