Ābeļziedu Terases

Two residential buildings in the Teika suburb by Estonian developer Kaamos, to be commissioned in January 2024.

Layouts and Amenities

The two four-storey buildings will have an energy efficiency class A and will include a total of 72 flats: two, three and four bedroom flats with balconies or terraces.

The area of the flats will range from 40 m² to 94 m² and the ceiling height will be 2.7 metres. The flats will be delivered with finishing: parquet floors, light-coloured walls and finished bathrooms. On the ground floors of the buildings there will be storage rooms with an area from 1.8 m² to 3.9 m².

The fenced area will include a children’s playground, a bicycle parking area with a shelter for 18 bicycles, a bicycle repair station and a car park

The new residential complex will offer flat owners a location in a historic neighbourhood and modern technologies for everyday comfort.

Infrastructure 

Next to Ābeļziedu terases is the Bikernieki forest, and there is a football field 25 metres away from the new houses.

There are two large shopping centres nearby, Domina and Akropole Alfa, and several educational institutions: Teika secondary school, Riga secondary school No. 64, Riga primary schools No. 167.

The new project has good accessibility – from here you can get to any part of Riga by public transport.

Energy Efficiency

The energy efficiency of the houses meets the requirements of near-zero-energy buildings, which will reduce the cost of running the flats and utility bills.

Power supply to common areas is provided by solar panels. The flats are equipped with individual ventilation equipment: recuperators with heat recovery function. Air intake and exhaust through grid in the outer wall of the building and the kitchens’ one with exhaust on the roof.

Heating in the flats will be provided by underfloor heating, and heat, water and electricity meters will be read remotely.

Prices  

Prices range from €2,930 to €2,952 per m²: flat prices range from €111,500 to €275,600.

Project Team

The developer of the project is the Estonian company Kaamos, which has existed since 2002. After the buildings have been commissioned, the team continues to take care of them as a management company.
