Club Central Residence

A residential complex in the centre of Riga, which appeared in 2015 on a small quiet street Baznīcas. This is an important and interesting case study on the integration of a modern building into a historic environment.

The modern facade of the apartment building does not copy the architecture of the apartment houses built during the Golden Age of Riga at the end of the 19th and beginning of the 20th centuries, but interprets them, as if entering into a dialogue with them through forms and proportions. 

The facade, which was built using 2,100 m² of glass, reflects St. Gertrude’s Church and Art Nouveau buildings, and this playful dialogue with the surroundings is enhanced.

Layouts and Amenities

Club Central Residence is a club house: on seven floors there are only 20 flats ranging in size from 53.9 m² to 156.3 m² with three-metre high ceilings and large windows. And on the ground floor there is a private, invitation-only residents’ club, where you can hold a business meeting or sit down with friends.

The building is equipped with a silent lift: there is underground parking and individual storage rooms at the basement level. There is a concierge service in the building. The building also has a centralised alarm system with an individual control unit in each flat and transmission of the alarm signal to the duty station.

The apartments were sold with full finishes and fitted wardrobes. Each flat has two spacious bathrooms, one of which adjoins the master bedroom. The walls of the bathrooms and showers are covered with matt tiles and the floors of the bathrooms and kitchens are covered with non-slip stone tiles, the other areas are parquet.

The flats on the 5th and 6th floors are equipped with spacious terraces overlooking the city neighbourhood, which adds a special charm not only to the facades but also to the interiors of the building.

Infrastructure 

Within walking distance from the building, located on a quiet street, are Esplanāde City Park, restaurants, Riga’s most famous delicatessen market Gastronome, and the Galleria Riga shopping centre.

Prices

In 2015, when the building was commissioned, prices per square metre ranged from €3,500 to €4,500.

Awards

In 2015, Club Central Residence received the prestigious Baltic Prix d’Excellence prize from the international real estate federation as the best new project in the premium segment, as well as a special prize from real estate dealer Baltic Sotheby’s International Realty as the best premium project in Latvia.

Project Team

The project was commissioned by Kappa Capital. 

The façade and interiors were designed by architect Zane Tetere, while the technical solutions were the responsibility of the Tectum bureau, headed by architect Alvis Zlaugotnis.
