Zeiss Biroji

The building, which has been under construction for about two years, was commissioned this autumn but is not yet open for tenants. It is the first A-class energy efficiency building on the territory of Mūkusala Business Centre.

Layouts and Amenities

At the beginning of the 20th century, the Carl Zeiss optical factory was located on this site: references to it appear on the facade of the new building. It is located on the left bank of the River Daugava—the offices have a picturesque view of the river. 

Once realised, the six-storey building with an area of 4,300 m² will be able to accommodate 400 workplaces. The Mūkusala Business Centre will have a car park for 900 cars with charging stations for electric cars.

The MŪKU SALA project team plans to make the quarter one of the most active in Riga: business, knowledge and various services will meet here. The business quarter is already home to major companies such as Delfi, Tele2, Bolt, Helmes Latvia, UnifiedPost, which means that the area can already offer new residents not only a developed infrastructure, but also an interesting business environment.

Infrastructure

The building is located near the promenade along the River Daugava: you can walk to the Latvian National Library or Riga Plaza shopping centre. The Academic Centre of the University of Latvia is also within walking distance, and Lutsavsala Park is nearby on the island. 

The Old Town is five minutes away by car. The building’s location near a busy thoroughfare allows its residents to remain mobile and connected to the centre of Riga

Active construction works are underway on the territory of Mūkusala Business Centre and in the surrounding area: a 240-room student hotel on Jelgavas iela is being designed, a multi-storey car park with 370 parking spaces is under construction, and a bicycle pedestrian bridge is being built to connect Mūkusala iela and Jelgavas iela.

Energy Efficiency

The building is certified in accordance with the requirements of the BREEAM Excellent sustainability certificate. The project features energy efficient Class A air cooling, ventilation and heating systems. 

This is the first A-class energy efficiency building in the neighbourhood, but the largest solar power plant in Riga is already operating on the roofs of MŪKU SALA office buildings, providing the tenants of the centre with green energy.

Prices

The rent per month is €16 per square metre.

Project Team

The developer of the quarter is a specially created company Mukusalas Business Centre. 

The Dual Arhitekti bureau was responsible for the architecture. The construction works were carried out by Velve.
