How are stock offices organised? A tour of the Versum space

A stock office combines office space, a warehouse and a showroom in one complex. Companies choose this format to optimise operational processes and save on rent and logistics costs. We have already written about how stock offices have emerged and developed, and today we invite you to take a virtual tour of the Versum business centre—one of the first stock office in Riga, which appeared in 2024.

The main advantage of the stock office as a format is its flexibility, which allows companies to efficiently manage logistics and interaction with customers.  This can be especially important for the retail, distribution and light industrial sectors. This organisation helps to reduce rental costs and increase the speed of goods delivery, as all functions are concentrated in one place.

Stock offices in Latvia are a relatively new but rapidly growing trend in commercial property. The concept of stock offices started gaining popularity in Estonia in 2015, and soon spread to Latvia when businesses started looking for more flexible solutions that could cater for multiple functions, especially due to the growth of the e-commerce sector. One of the first in this business area was Versum’s stock offices. Let’s take a closer look at what is offered to space tenants here.

Office, showroom, warehouse

Unlike the traditional approach where warehouse, office and showroom are separated, the stock office integrates these functions, which is especially convenient for small and medium-sized businesses where cost savings, speed of processes and functionality are important. In fact, it can be compared to a modern co-working space, where different types of activities (working at a computer, negotiations, relaxation) take place in one space. In a stock office, the same different processes—storage of goods, management and customer interaction – are combined under one roof to maximise efficiency.

Office spaces from 85 to 250 m² with the possibility to adapt the design—the layout and finishing can be finalised for a specific tenant. The offices are equipped with panoramic energy-saving windows, the ceiling height of 3.4 metres provides plenty of light and air, and maximum natural light creates a comfortable working environment.

The showrooms are spacious—from 100 to 265 m²—with separate entrances and showcases facing Ulbrokas Street. The facade of the showroom can be labelled with the company logo. Such a shop near the office and warehouse greatly simplifies interaction with customers.

Warehouse spaces ranging from 110 to 400 m² are equipped with modern infrastructure solutions such as automatic gates and unloading ramps, making them convenient for logistics and storage of goods.

Tenants can tailor the space to their needs by changing the layout, installing customised office partitions, storage or product displays. This allows companies to create exactly the workflow and environment they need to maximise efficiency.

All the solutions Versum offers are environmentally sustainable: for example, they include solar panels and electric charging stations. Sustainable materials and technologies are used in the design and construction of the building. In this way, Versum aims to reduce the negative environmental impact and increase the energy efficiency of the building.

What tenants and partners are saying

“We spent a remarkable 10 years in our previous office and warehouse space—from the company’s foundation until July 2024,” says Diana Marģeviča, member of the board of Poly Systems.

“Our company has grown considerably in 10 years and we are optimistic about the future, planning for further development. Previously, our office and warehouse were located separately, which created some inconvenience, so at the beginning of August we moved into Versum’s new spacious premises.

We closely followed the construction on Ulbrokas Street because our first office was located there. We were generally very used to this location, it literally became home for us and for our clients. Therefore, when the construction of the stock offices was completed, the decision to move was made on its own—the location was just perfect for us.

Today, Ulbrokas Street is being transformed into one of the most convenient and sought-after business areas and we are happy to be part of this process”.

Sergejs Frolovs, founder and CEO of BLV Advisory Group, confirms that by combining the functions of office, warehouse, and retail spaces within a unified infrastructure allows companies not only to significantly optimize resources and maintain flexibility but also to adapt to changing market demands:

“Implementing such solutions requires not only a solid technical foundation but also a deep understanding of the client’s goals. By providing comprehensive project management and construction supervision, we have ensured that every detail of the Versum business centre aligns with Estmak Capital’s overall vision while supporting the long-term growth of its tenants. This mutual understanding is one of the most crucial elements in the successful implementation of any project”.
