Several centuries ago, the Lindenruh manor (German for “Linden Peace”) was located near the southern border of Riga under the shade of linden trees. The Lindenholma project opens a new chapter of these places.
Layouts and Amenities
The first phase of the quarter consists of six residential buildings with 107 flats for rent and 90 flats for sale—all fully finished. The flats range in size from 54 m² to 140 m². Some flats on the ground floors have their own access to the garden. Urban villas are also available in the neighborhood.
The structures and engineering systems of the project provide high noise insulation. In the basement of the buildings there are storage rooms for storing belongings. Each flat has a balcony of up to 13.6 m² and the urban villas have spacious terraces of up to 46 m². Thirteen more buildings—and a further 457 flats—will be added to the quarter in the next phases of construction.
In Lindenholma, 56% of the area is green space and only 34% is dedicated to building. The buildings are located in such a way that they separate the courtyards from the city. Lindenholma is also a car-free area: in the inner green courtyards of the neighborhood there are 102 adult trees and 14,440 different plants. The asphalt pavement and granite chips in between make this area comfortable for walking as well as cycling, rollerblading and other means of micro-mobility.
There are open and covered parking spaces for bicycles on site, and you can leave your car in the multi-storey car park next to the block.
The neighbourhood provides areas for different leisure activities: four playgrounds for children and teenagers, outdoor fitness equipment, basketball and volleyball courts, as well as an area for yoga or quiet relaxation.
Infrastructure
Lindenholma is located on the border of Riga and Marupe. Everything necessary for a comfortable urban life can be found in Marupe and Pārdaugava district: international schools, kindergartens, private clinics, gyms and fitness studios, large supermarkets and service points. A tennis club, ice hall, beach sports centre and several fitness halls are a couple of minutes away.
Not far from Lindenholma is the Business Garden Riga, and at the same time residents of the neighbourhood can enjoy the advantages of country life—visiting the lakes and forests of Marupe and Babite, as well as the proximity to the sea. Lindenholma also offers easy access to Jurmala and Riga Airport.
Energy Efficiency
The Lindenholma residential quarter was created according to the Vastint standard, an international quality and durability programme that the developer implements in every country where it operates. Technical solutions and finishing materials are selected in special test flats: approaches that ensure the durability of the housing, as well as its convenient use, low maintenance costs and quality standards, are chosen after comparing different options. As a result, the buildings are highly energy efficient.
The buildings are constructed and finished using durable, low-carbon materials. Vastint has extensive experience in realising energy efficient buildings in Riga, the level of which is confirmed by international LEED certificates: the office complexes Business Garden and Zaļā 1, as well as the building of AC Hotel by Marriott Riga.
An important part of the neighbourhood’s sustainable strategy is its connection with the environment: it improves the existing infrastructure of Marupe and offers its residents spaces for walking, as well as forms links with the already implemented business centre in Pārdaugava. This approach works both to improve the everyday life of the residents and to increase the long-term value of the property.
Prices
The starting price per m² is €2,245: the flats have a total starting price of €130,000. There are now 3-bedroom apartments on sale for €265,000–295,000.
Project Team
The developer of the neighbourhood is Vastint Latvia, part of the Swiss company Vastint Group with 30 years of experience. The company has been operating in the Latvian property market since 2003.
The concept of the residential neighbourhood was developed by Gatis Didrihsons (Didrihsons arhitekti). The detailed design is by Arvīds Līkops and Kristaps Blaubergs (Linia). The interiors of the buildings were designed by Svjatoslavs Aļeiņikovs (in4 design ideas).
The construction works were carried out by Deprom LV and construction supervision was carried out by the Forma 2 team.
Awards
The project was awarded second place in the Latvian Construction Awards 2020 in the category “New Construction—Residential Building”.
