The creation of the new brand is mainly symbolic in nature: the Mukusala Street area has been developing rapidly over the last decade and several ambitious projects are planned in the near future that will significantly increase the value and importance of this location in the life of the city.
Layouts and amenities
The business quarter comprises a total of 11 buildings on Mukusala iela and Deliu iela. The business centre, together with the spaces between the buildings, covers an area of 5.8 hectares with 35,000 m² of rental space. The rental space itself ranges in size from 20 m² to 2,000 m².
It is expected that more than 140 tenants will be able to use the area. There is a car park for 900 parking spaces.

Infrastructure
In the near future, several ambitious projects will be implemented in the vicinity of MŪKU SALA: the construction of the Zeiss Biroji office building with ecological class A is completed, a 240-room student hotel on Jelgavas iela is being designed, and a multi-storey car park is being implemented.
Torņakalns district near the Academic Centre of the University of Latvia on Jelgava iela will be connected with other districts by a new bicycle pedestrian bridge.
Klavs Vasks, co-owner of the Mūkusala Business Centre, speaking about the development prospects of the district, notes that the team aims to make this district one of the most active neighbourhoods in Riga, where not only offices and various services will be concentrated, and where knowledge will meet business.
It is also assumed that the development of the Rail Baltica railway project and the improvement of the embankment near Mūkusala Business Centre will, on the one hand, become an impetus for the development of the area, and on the other hand, will help to integrate the existing space with different functional programmes even more tightly into the urban fabric of Riga.
Energy Efficiency
Recently, the first solar power plant in Riga was installed on the roofs of the Mūkusala Business Centre buildings, which produces fully green energy for the tenants of the business centre.
The reconstructed buildings of the business quarter or buildings built in the 1990s mostly have energy efficiency class B. The Zeiss Biroji building, which is currently under construction, will be class A and BREEAM certified.
Prices
Now rental prices vary in different buildings of Mūkusala Business Centre from €9 to €16 per square metre.
