Verde

The Verde office complex claims to be one of the most environmentally friendly neighborhoods in Riga.

The first building of the Verde complex, building A, is already 75% leased. It is planned that in the summer of 2023 the first tenants will move in. 

Now the construction of the second building is actively going on, and the erection of the first floors, connecting two buildings, and underground parking started in summer 2021. The estimated date of putting into operation the whole office complex is the middle of 2023.

Layouts and amenities

Both buildings are 11-story blocks. The ground floors contain halls with atriums, reception areas and a 500-square-meter restaurant. It is at this level that the two buildings connect.

The buildings from the 1st to the 11th floors are occupied by offices. Each floor can accommodate from one to four tenants. Available offers range from small spaces of 268 m² to a whole floor of 1,400 m².

In addition to the office spaces themselves, different layouts include conference rooms, meeting rooms, kitchens, and lounge areas that can change depending on the resident’s needs.

The buildings also converge on the fifth floor, where a terrace of 600 m² is located. It offers outdoor workplaces and abundant landscaping: a garden with five-meter-high trees, flowerbeds, and shrubs. The terrace is connected to the dining area, which is available to residents around the clock.

Also on these floors are a fitness center and a medical center-the middle parts of the buildings function as recreational areas where you can recuperate.

The upper floors offer views of Riga’s historic center. Residents of the 8th floors have access to several terraces of 33 m²: employees of such offices will have access to fresh air and magnificent views.

Infrastructure 

Verde is located in the Skanste neighborhood, on the right bank of the River Daugava. You can reach it by car from the airport in 20 minutes, from the central station—in 10 minutes, and from the passenger port—in 5 minutes. 

Three parks, a lively restaurant area on Elizabetes, Antonijas and Dzirnavu streets, the Rimi Olympic Center and Arena Riga, a shopping center and individual stores are within a 10-minute walking distance. 

Inside the complex itself there is a well-equipped conference center, medical center and pharmacy, fitness center and flower store.

Energy Efficiency

The Verde office complex is a sustainable architecture: energy-efficient and ergonomic buildings create a work environment that increases productivity.

Verde complies with the nZEB (Nearly Zero-Energy Building) standard and is built in accordance with the criteria of the BREEAM certification system at the Excellent level.

The employees’ healthy lifestyle will be ensured by intensive landscaping in the yard, on the terrace and on the facades and a high-quality ventilation system: the intensive air circulation increases productivity by 6–9% and reduces indoor air pollution.

Project Team

The project is implemented by the Lithuanian investment management company Capitalica Asset Management, part of the SBA Group. The company develops and manages commercial real estate properties throughout the Baltics to ensure long-term growth of profits for shareholders. The Verde construction process is managed by Notus Developers, a subsidiary of SBA Group.

Andris Kronbergs and Janis Zvejnieks of ARHIS ARHITEKTI in cooperation with AROUND architectural bureau and ZALA Landscape Architects are responsible for the architecture of the project. 

The design of the buildings is developed by the design bureau ARENSO, construction supervision is provided by Forma 2, and the general contractor of the project is one of Latvia’s largest construction companies Velve.
