Layouts and Amenities
The first phase of the quarter is a six-storey building with 72 flats: one-, two- and three-bedroom apartments with an area from 44 m² to 85 m². The apartments are offered with finishing without built-in furniture—the Finnish developer YIT offers two variants of finishing solutions.
One-bedroom apartments have a separate bathroom with shower and space for a built-in closet, two-bedroom apartments include two large bathrooms and a storage room, and four-bedroom apartments have a large living room with windows on two sides. The buildings will also have separate storage rooms on the basement floors
An important part of the project is the courtyard system: the developer believes that it is the courtyard that begins the feeling of home. The inner territory of the neighborhood will be divided into three zones—an area for quiet rest and contemplation, a space for active leisure of adults and children, as well as a zone for picnics and festivals. According to the authors of the project, such courtyards will become a space for the formation of a strong local community.
Infrastructure
Access to the quarter will be from Kaivas iela. The quarter has underground and ground parkings—ramps are provided at the intersections of pedestrian paths and the roadway within the quarter to overcome the level difference.
Biķernieku forest (Biķernieku mežs) with landscaped bicycle paths is within walking distance from the new quarter. In winter, it is also used as a ski track.
The Riga Motor Museum (Rīgas motormuzejs) with the largest collection of vintage cars and motorcycles in the Baltics is located next to the neighborhood. And next to it, there are regular sports competitions, a speedway club and a winter driving track.
Dreiliņi district is actively developing – there are public transportation stops, stores and educational institutions near Kaivas kvartāls.
Energy Efficiency
The building has a Class A energy efficiency rating, which means residents’ utility costs will be lower compared to living in conventional apartment buildings.
Kaivas kvartāls is planning to build a warehouse for household waste containers and sort the garbage.
Prices
The price per square meter in the first building of Kaivas kvartāls starts at €2,550. Price range for apartments:
One bedroom apartments: €110,500 – €125,900.
Two bedroom apartments: €142,000 – €169,000.
Four-room apartments: €205,300 – €225,500.
