We often write about new residential buildings, but rarely about the renovation of historical buildings. The residential building on Amālijas iela 5a is one of the most important examples in Riga. It is especially difficult to renovate wooden structures, because unlike brick or concrete structures, they deteriorate more during use. This two-storey wooden house in Āgenskalns was built in 1912 under the direction of architect Oscar Alexander Johans Bars. In 2020, River Properties started renovation, which is planned to be fully completed by May 2024.

Layouts and Amenities

The building now has a third floor, and the facade was completely restored—that is, it was re-clad in wood, insulated on the inside and painted with linseed oil paint. Some of the internal wooden structures were also replaced due to wear and tear. Engineering communications—sewerage and water supply, heating, ventilation, electrical wiring—were replaced with modern ones. The house has new wooden windows with wide sills. Large panoramic windows in the new part on the third floor overlook the landscaped courtyard. The renovation has preserved both the character of the building and the character of the neighbourhood.

For example, the front doors to the building have been restored by a certified carpenter to preserve their historic appearance. The house has four staircases, which have also been renovated with new flooring and handrails. The stairwells are heated with classic cast iron radiators to preserve the authentic spirit of the building. The flats, on the other hand, have standard white radiators, while the living rooms of the flats on the third floor have long vertical radiators.

The renovated building comprises thirty-two flats ranging in size from 20 m² to 100 m², including four duplex flats. Eleven apartments are already available for purchase. The building also provides twenty storage rooms for residents.

An important part of the project is the house’s enclosed courtyard of approximately 1,000 m²: additional shrubs and grasses were added to the existing large trees so that residents can relax in the shade of the plants, and an eco-friendly wooden playground was installed for the house’s younger residents. There is also parking for twelve cars and a charging station for electric cars in the gated community.

Energy Efficiency

The building has a Class B energy efficiency rating, which is quite high for a historic renovation.

Wood is an ecological and breathable building material, which ensures a high rate of air exchange. Modern facade insulation and new wooden windows help to reduce heat losses typical of classic wooden buildings, while a coating of linseed oil-based paint makes the building completely safe for residents.

The house is equipped with an autonomous gas boiler, and each flat has its own heat meter to control heating costs.

Infrastructure

Quiet Amālijas iela is only 300 metres from the Uzvaras parks (Victory Park). A short walk from the apartment block are two markets—Āgenskalns and Kalnciema, as well as Kalnciema iela, built up with wooden buildings of the 19th and early 20th century. There is always something going on in this part of the neighbourhood.

There are two kindergartens on Amālijas iela itself, and several schools in the neighbourhood: Āgenskalns State Gymnasium, Riga secondary school “Arkadija”, Emil Darziņš Music Secondary School, Pavuls Jurjāns Music School.

Project Team 

The developer of the project is River Properties, a company specialising in the reconstruction and renovation of pre-war and wooden buildings in the centre of Riga, as well as in the construction of commercial buildings.

The architecture is the responsibility of Salvis Stafeckis from US Arhitekti and the landscape design is the responsibility of the Landshape team. The construction company is Premium Propertie.
