Magdelēnas Kvartāls

Magdelēnas Kvartāls is a harmonious place to live, work and relax in the quiet center of Riga. The project includes residential buildings and commercial premises, a leisure and work environment in a respectable location.

Magdelēnas Kvartāls is located in between Antonijas Street, Emīlija Melngaila Street and Strelnieku Street.

There is a harmonious combination of a residential area with a private courtyard, modern business environment, and a well-organized public space with pedestrian passages and recreation facilities. Magdelēnas Kvartāls is a place to live, work and relax.

Two residential buildings have already been realized. Right now the second phase of the quarter is being implemented, and five construction phases are planned: more details about the new buildings in the following materials.

The realized part of the block includes:

  • 300 apartments;
  • 11 Live-Work spaces (working spaces on the first floor and living spaces on the second floor);
  • 4 500 m² of commercial space;
  • 16 500 m² of offices;
  • 280 parking spaces.

Layouts and amenities 

One of the greatest values of the apartments is their floor plans. Each apartment has optimal space to accommodate all the necessary amenities and functions. Large windows let in a lot of natural light and 2.95 meter high ceilings create a feeling of spaciousness in the rooms. 

For the convenience of buyers all apartments are sold fully-finished: quality materials are designed for many years of service. Living areas are decorated with 3-layer oak parquet panels made by the German brand HARO, solid wooden doors provide high soundproofing, bathrooms are faced with Spanish ceramic tiles CVA, and in rooms feature fixtures and appliances from international brands such as Grohe, Kaldewei and Laufe. Custom-made furniture was also designed for some areas of the apartments.

Closable utility rooms are being built on the first floors of the residences so that the residents have additional storage space. These rooms range in size from 2.6 m² to 4.9 m².

Between the apartment buildings (Antonias 17/A 1 and 17/A 2) there is a closed parking lot, and on its roof there is is a landscaped courtyard of 2 000 m² with a playground and a sports field. To ensure the privacy of the block’s residents, access to the courtyard is restricted.

One of the buildings has six individual garage-type parking spaces. Each garage has its own entrance at street level, equipped with a HÖR MANN gate (Germany) with remote control. An individual outlet is also planned in each garage to charge electric cars.

Infrastructure 

The development site is included in the list of World Cultural and Natural Heritage of UNESCO. When creating the quarter, the architects sought to carefully integrate modern buildings into the historical environment.

Near Magdelēnas kvartāls there are restaurants, cozy cafes, parks, schools and universities, stores and shopping centers, as well as popular cultural venues, all located within walking distance.

An important feature of the project is work spaces on the first floor and living spaces on the second floor: if you take advantage of both spaces, the journey from home to work and back is reduced to a minimum, allowing you to spend more time with your loved ones.

Energy efficiency

All the windows in the building are installed using GREENTEQ technology. Clima Conformal System is a special German window mounting system in which the windows are installed in the thermal insulation layer. This solution makes it possible to increase the energy efficiency of the building: reducing heating costs and eliminating undesirable air flows in the rooms. To install the windows, a vapor barrier and windproofing tape SIGA (Switzerland) were used.   

This approach changes the topography of the facade: the window frames are not recessed deep into the wall, but are located close to the front of the building.

Awards

In 2017, the first residential building of Magdelēnas Kvartāls was awarded the title “Best Commercial Building” in the category “Most Sustainable Project in Latvia 2017” and in 2019, the buildings of the first stage of the quarter won the 1st place in the category “New Residential Building” in the competition “Latvian Construction Annual Awards 2018”.
