New Hanza City

A new grid of streets has already been formed on an area of less than 25 hectares, and the former Riga railway freight station has been transformed into the Hanzas Perons cultural facility, which will open in 2019. 

Now the first A-class offices are being built on Mihaila Tāla Street 1. The building will be completed in the spring of 2023. In the second phase, it is planned to build an office complex on Mihaila Tāla Street 3, where offices for rent and commercial space for daily services will be available. It is also planned to build a sports club with a 25-meter swimming pool and surface parking for more than 400 cars. The third stage will be the development of an office complex on Pulkveža Brieža Street, where two buildings of 16 000 m² are to be built.

In addition to the office complex, New Hanza will also have apartment buildings, an educational institution, and the Latvian Museum of Contemporary Art. The territory has room for a park of more than one and a half hectares in width: it is called Hanza Garden. Here residents will be able to relax from the bustle of the city and meet with friends.

Layouts and Amenities 

Office space will be adapted to the needs of tenants, but it will be possible to choose options from ready-made finishing solutions. And it will be possible to place the logo of the company located inside on the facade.

On the second floor there will be common work and meeting rooms that New Hanza tenants can sign up for.

Buildings A and B—6 floors.
C-building—12 floors: offices are located from floors 7 to 12, each floor has an area of 350 m². There will be luxury offices on floors 11th and 12th floors.

The area of separate offices: from 172 m² to 1 949 m². on one floor.
Total office space 16 700 m².
Rented area 12 680 m².

Infrastructure 

The first phase of New Hanza will have a covered two-level parking lot with charging points for electric cars. And there will be solar panels on the roof. There will also be bike racks next to the office block, and locker rooms and showers in the building itself so employees can get cleaned up. 

The New Hanza area will have access control, security and 24-hour video surveillance. There will be 500 parking spaces on the street. There is a quiet city center, restaurants and cafes within walking distance from the new urban location.

Energy Efficiency

The office building was designed and built in accordance with BREEAM Excellent standards, which means high energy efficiency: practically zero energy consumption and low costs for tenants. This result is achieved through efficient ventilation (Class A system provides 4.5 air exchange cycles per hour) and combating overheating by means of automatic outdoor louvers.

Project Team

Implementation of the project is designed for a long period, until 2033. The dominant feature of New Hanza will be the administrative building of ABLV Bank JSC: the initiator and main investor of the project. 

Development company Pillar, which will deal with the development and management of NHC, is also part of this financial group. Pillar is one of the leading development and construction companies in Latvia which has been operating since 2006 and has accumulated considerable experience and knowledge in development and construction projects.
