Novira Plaza

Novira Plaza is an office center that responds to today's environmental challenges. It consists of four buildings between Satekle, Marias and Elisabetes Streets, connected by a commercial stylobate.

The creators of Novira Plaza position it as a new business district. It is being built next to the Central Railway Station, where a new Rail Baltica station will appear in 2026. 

Investments in the project amount to 55 million euros. Lease of the premises will begin in autumn 2023.

Layouts and Amenities  

Novira Plaza is a seven-story complex with three buildings overlooking Satekles iela and another on Marias iela. They are united by a retail stylobate that will house stores and cafes.

The main spaces of the new complex are Class A offices with a total area of 25,000 m². Plasterboard walls between offices provide soundproofing of 52 dB. Also in Novira Plaza there will be co-working zones. Spacious entrance halls on two floors will connect different buildings.

The complex includes open courtyards and green terraces for employees and visitors.

A video surveillance system will appear in the public, retail and office areas of the building to monitor the entrance nodes, public corridors, lobbies, facade and parking.

Novira Plaza parking lots are divided into secure for tenants and public for future visitors. The two-story underground parking lot has 180 parking spaces, including 12 spaces for people with low mobility, 9 spaces for energy-efficient vehicles and 19 spaces for electric cars. In addition, 122 bicycle parking spaces are provided on the territory of the complex.

Infrastructure 

Novira Plaza is being built next to the Central Railway Station. From 2026, Rail Baltica will provide a fast railway connection between the Baltic capitals every two hours. Convenient location of the complex will allow a quick commute from and to the station. Already now, the complex under construction is served by all available public transport in Riga.

Within walking distance of Novira Plaza are the recently built Origo shopping center and the historic Central Market of Riga, as well as Old Town, museums, and the Latvian National Opera House.

Hotels and conference halls are also located close to the office complex: this location helps the new project to integrate organically into the city’s business life.

Energy Efficiency

The new project will be energy efficient: the complex already has LEED Gold environmental certification and seeks LEED Platinum in the first years of operation.

During construction, the developer sought to use all resources wisely and reduce construction waste.

The building will have an efficient heating, ventilation and air conditioning system, as well as an air filtration system. Water consumption will be reduced compared to a typical office building by special plumbing equipment.

The glass faсade with triple glazing provides effective natural light without overheating, and the easy-to-open aluminum profile windows make it easy to operate the building.

A central cooling system is provided to maintain the air temperature in the summer for offices and commercial spaces in the building. The climate control system for offices is connected to the building management system (BMS, or Building Management System).

The offices and commercial premises are provided with electricity metering, using meters that can transmit readings to the BMS of the building. Each office has its own switchboard with a control meter.

Prices  

Offices from 500 m² to 3,500 m² are available for rent. 

Rental price: from €12.5 to €45 per square meter.

Project Team 

Evernord Real Estate Fund III, a Lithuanian investment fund, owns 65% of the project, and Novira Capital, a developer, owns 35%. Evernord Asset Management is a licensed asset management company that operates in all Baltic countries. Evernord Novira Capital is one of the leading developers in Estonia.

The architecture of the project was designed by Dace Putnina from BB studija, and the interior design was done by Estonian architect Meelis Press.

The general contractor for the construction of Novira Plaza is SIA Velve.
